Buying A Fixer Upper!

The definition of a fixer-upper is broad. It can be a house that simply needs "cosmetics" like fresh paint and updated fixtures - or a major renovation requiring foundation work and structural repairs. It's important that you assess your own abilities and interests before deciding to buy a fixer-upper. Some of the many questions to consider:

 

  • What skills (such as painting, carpentry or laying vinyl) do you have? Which are you willing to develop or pay for?
  • How much money are you willing to spend?
  • How long would you like the project to take? Sometimes the repairs to a fixer-upper can take weeks or months. Are you comfortable living in disarray for a period of time?

There are several possible advantages to buying a house in need of repair or remodeling. Many homeowners are able to buy the home for less than the market price. Plus you get the pleasure of truly becoming your own designer. You can choose paint colors that appeal to you, the flooring design/materials you like, and so on. 

A property inspection is recommended for any home purchase. When you're buying a fixer-upper, it's important that you consult with an expert who can give you a thorough report outlining which repairs or updates need to be done.

A home inspector or contractor may be able to help you prioritize the repair items. New homeowners who choose fixer-uppers are sometimes working with limited budgets and therefore are unable to address everything all at once. So what should be done first - roof repair, foundation work, electrical system upgrades or plumbing? Let the professional, and your common sense, guide you in terms of making this priority list.

Some fixer-uppers have "good bones" - meaning they're structurally sound and simply need to be updated or remodeled. For many first-time buyers, this is a wonderful entry into the process of fixing up property. Since you're not dealing with the larger structural issues, you're free to focus on cosmetics, such as updating flooring, applying fresh paint, installing new hardware in the kitchen and bath, or perhaps pulling out old carpet and redoing hardwood floors underneath.

Financing the repairs and upgrades can be accomplished in a variety of ways.  The interest on the cost of your improvements may be tax-deductible, and you have the luxury of being able to begin the renovations immediately. No reason to wait on updating that kitchen or putting in a new bath!

Some homeowners would prefer a home equity line of credit, so they can draw down the money as they need it, thereby only paying interest on the money they need. Similar to a home renovation loan, the interest on home equity loans and lines of credit may be tax-deductible.*

Senate Passes Extention and Expansion of Homebuyers Tax Credit!!!

Earlier this week, the U.S. Senate passed an extension and expansion of the homebuyer tax credit. Yesterday, the House of Representatives approved the agreement reached in the Senate.  The bill has now passed both chambers and is awaiting the President's signature. 

The following explains the expansions and extentions of the tax credit:

1. The $8,000 tax credit will be extended and available for first-time purchases before May 1, 2010.

2. A new $6,500 tax credit will be available for repeat buyers who purchase between December 1, 2009, and May 1, 2010. To qualify for this provision, buyers must have used the home sold or being sold as a principal residence consecutively for 5 of the previous 8 years.

3. Prospective purchasers with binding contracts in place as of April 30, 2010, will be allowed an additional 60 days to complete   the transaction.

4. Income limits are expanded to $125,000 on a single return and $225,000 on a joint return.

Halloween Safety Tips from the Florence, KY Police

Halloween safety tips from the Florence, KY Police Department:

  • Be sure walking areas are well-lit and free of obstacles.
  • Keep candle-lit jack-o'-lanterns and away from doorsteps, walkways, landings, and curtains. Keep them out of the reach of pets and small children, and never leave them unattended.
  • Remind drivers to watch out for trick-or-treaters and to drive safely.
  • A parent or responsible adult should always accompany young children.
  • For older children going alone, plan the route that is acceptable to you. Agree on a specific time when they should return home.
  • Only go to homes with a porch light on and never enter a home or car for a treat.
  • Stay in a group and communicate where they will be going.
  • Carry a cell phone for quick communication.
  • Remain on well-lit streets and always use the sidewalk when available.
  • Never cut across yards or use alleys.
  • Don't assume the right of way. Motorists may have trouble seeing Trick-or-Treaters.
  • Law enforcement authorities should be notified immediately of any suspicious or unlawful activity.

6 Ways to Attract Great Residents to Your Rental Home

These days, many homeowners are turning into landlords. Whether you have relocated and are still waiting for your previous home to sell or whether you are trying to increase income by renting a vacation or second home, you might suddenly find yourself in need of a renter.

Of course, we've all heard nightmare stories about bad tenants destroying properties and causing prolonged evictions. As a Member of the Top 5 in Real Estate Network®, I've learned of a few simple guidelines for finding serious renters and thereby, preventing most bad occupancies:

1. Location - There is no question that the more desirable a neighborhood, the lower the risks of having a bad resident apply. It is also worth noting that the higher the rent, the lower the risk.

2. Condition - A very vital but controllable influence for attracting desirable residents is the home's condition. The formula is simple. Make it look like everything was just completely redone. Exterior property condition is very important as well.

3. Pricing - Don't be afraid to price a property slightly below what the market dictates. For every 2½ weeks a vacancy sits on the market, the annual rent could have been lowered by 5%.

4. Signage - A prospect calling from a yard sign should be treated as a serious lead. They have seen the exterior of the property and know its precise location.

5. Response Time - Rapid response time can make all the difference. Use cell phones or text messaging to allow prospects to quickly reach someone who can show the property or answer any questions.

6. Screening - Despite all of the above, screening is still vital. Be sure to adhere to a written tenant selection plan that is in compliance with all Federal, State and Local Fair Housing Laws and the Federal Fair Credit Reporting Act.

Cleaning Tough Pet Stains

 

Here, find several options for getting rid of pet stains and odors.

The previous homeowner may have loved their pet enough to forgive the stain left on the carpet, but as the new owner, you want to start with a sense of deep-down clean.

Thankfully, there are a number of effective products for removing pet odors and pet stains from your carpet. This article provides carpet-cleaning tips to help effectively clean your carpets and neutralize any lingering odors.

Deep Clean Your Carpets

Perhaps the most effective way to get your carpets as clean as they can be is to wet vac or extract the carpet. Here are some good carpet cleaning tips:

  • Use a wet vac or extractor to deep clean your carpets. Steam cleaners and hot-water vacuums can permanently set urine stains and odors by bonding the proteins with manmade carpeting fibers.
  • Use plain water. Chemical cleaners can interfere with enzymatically formulated odor neutralizers that you may want to use on the area after cleaning with the wet vac or extractor.
  • Use carpet cleaning machines per the manufacturer's instructions.
  • Be careful not to saturate the carpet. You don't want water seeping down into the carpet backing, or worse, into the subfloor below.
  • Allow the carpet to dry for 24 hours before walking on it. You can also use fans and open windows to increase ventilation and help speed the drying process.
  • If you decide to hire a professional service to deep clean your carpets, ask for referrals and shop around. Have the salesperson perform a visual inspection of the carpet before giving you a quote and get two to three estimates before choosing a company. Don't forget to inquire as to whether the estimate includes fees for moving furniture.

Neutralizing Carpet Odors

After you've used a wet vac or extractor to get your carpet as clean as possible, we suggest using a high-quality pet odor neutralizer. Read and follow the manufacturer's instructions and, as with all chemically-based carpet cleaning products, test the product on a hidden area of your carpet for color-fastness.

Removing Stubborn Stains from Carpeting

If after you've cleaned and neutralized your carpets, you still see stained areas, you can try a regular carpet cleaner. Read and follow the manufacturer's instructions.

Cleaning Pet Stains from Hard Surfaces

If your home has non-carpeted areas, like wallpaper or enamel paints, that are discolored from pet urine, try cleaning the areas with enzymatic cleaners. When using these cleaners, always follow the manufacturer's instructions, and test the product in a hidden area for color-fastness.

For other hard-surface areas of your new home - such as walls, baseboards and flooring - you may need to strip and re-paint/varnish the area. The experts at Lowe's can help you find the right stripping product and replacement paint or varnish for the job. Again, follow the manufacturer's instructions and test the product in a hidden area first.

If You Have Pets...

If your new home has lingering urine smells from the previous homeowner's pets, your well-trained pets may begin "marking" their new territory. That's why it's especially important to effectively clean and odor-neutralize any areas that your pet may find offensive using the home carpet cleaning tips outlined above.

If your pet does have an accident, here are some additional household cleaning tips to keep in mind:

  • Clean up accidents as they happen, if possible. Use a white cloth or paper towel to blot - never rub - the spill to prevent it from becoming a stain. Repeat again and again until the carpet or upholstery is barely damp.
  • Rinse the area with cool water and blot until barely damp. Repeat.
  • Don't use cleaning products that contain ammonia or vinegar. Ammonia-based and vinegar-based products don't effectively neutralize urine odors.
